Milorad Mišković

Founder

Milorad started his career in real estate in Prague in 1994 as a senior advisor with Muller International and subsequently as a director of Jones Lang LaSalle, working on some of the largest real estate projects at that time with an early-bird international and domestic developers in Prague.

In 2000 Milorad joined Karlin Group as commercial director and later was promoted to Director and Partner in the company. At Karlin Group Milorad was particularly involved together with his associates in the revitalization and redevelopment of the Karlín and Libeň district.

Karlin Group acted as an operating partner for real estate development in Prague to Marc Rich Real Estate, the family office investment branch of Marc Rich, founder of the Glencore commodities company. At Karlin, Milorad worked on the development of approx. 25 residential and class-A office premises. To this day, Milorad remains a shareholder of some Karlin Group projects in Karlín.

In 2012, Milorad joined the Israeli development group Daramis as CEO and oversaw the development of approx. 2,000 residential units. In the same year he also joined Sekyra Group as a Senior Advisor to the Chairman. Sekyra Group is a leading local real estate development company that developed three of our six largest development schemes in Prague, exceeding 1,000,000 m² of mixed-use GFA.

In 2013, Milorad became a partner in the ECP Real Estate Investment Fund focused on development and income producing assets in Prague. This fund was one of the very first professional real estate funds at that time.

Milorad is also part of the board of the Pink Crocodile Charity for children, the Endowment Fund for Proton Therapy and he as well executes the role of a senior advisor to Expobank for CEE and SEE, and an advisor to the Chairman of Datasys.

Miki Goldshtein

Founder

Miki started his real estate career in Poland in 2004 as CFO of Ronson Development, a Dutch public company listed on the Warsaw Stock Exchange. Prior to this he was the Head of Treasury at the largest Israeli fuel company Paz.

He moved to Prague in 2005 to become CEO of Neocity Group Czech Republic, a strong regional development company active across CEE, including Poland and Romania, focused predominantly on the residential segment. Amongst other projects, as country CEO, Miki oversaw the development of 250,000 m² across 3 residential projects, being involved in all parts of the development, including planning, construction management, marketing and sales as well as financing, feasibility, government and administrative relations.

In 2011 he joined Daramis as CFO and joined forces with Milorad on their first joint project. As Daramis CFO, Miki oversaw the development of all of the company’s projects, including parts of Daramis’ flagship project Marina Island – a redevelopment of former Prague river docks into a multipurpose area of over 800 apartments and over 25,000m² of commercial space.

Miki graduated in 1998 as a public accountant and earned an MBA with a specialization in Finance in 2004.

Marek Sýkora

Sales Director

Marek has spent more than 25 years in various positions in finance institutions with focus on investment products in prestigious banks such as Citi Bank, HSBC and peaked his banking career as deputy CEO of Privatbanka a.s., owned by investment group Penta Investments Limited. Marek oversaw various financing and investment instruments for major real estate development projects in Prague, such as Florentinum and Waltrovka. Those projects are nowadays important part of Prague and its architecture.

Marek joined Karlin Port Real Estate at position of Sales Director where he will use all the previously gained experience and sales and business-oriented mindset which is to be highly appreciated by both current and prospect investors.

Marek´s ambition is to make Opportunity Real Estate Fund attractive and appealing investment fund to investors mainly due to team experience, track record, strategy and out performance.

Jiří Schwarz

Chairman of the Supervisory Board

Started his professional career in 1984 after graduation from the University of Economics in Prague. He spent 30 years in academia and he topped this period off with serving two terms of office Dean of the Faculty of Economics at the University of Economics in Prague.

In paralel with his academic career, he took part in the privatization process of the Czech economy in the ninetees. He was a member of the supervisory boards of privatized joint stock companies
Kotva, a.s., Chemopetrol, a.s., Tonak, a.s. among others. He represented the interests of privately controlled investment companies and funds in the Associa-tion of Investment Companies and Funds of the Czech Republic (AISF). He served as chairman of the Foreign Affairs Committee of AISF and was its representative in the European Federation of Investment Companies and Funds in Brussels (FEFSI). He contributed to the transformation of Czech investment funds which were founded as a privatization instrument into a standardized tool of collective investments.

In the first decade of the 21ST century, he was elected as Dean of the Faculty of Economics at the University of Economics in Prague. When his second and last elec-tion term in 2010 expired, the Faculty was number 1 in the Czech rank of economic faculties according to the methodology by US News & World Report/The Guardian. He was appointed a member of the National Economic Council of the Government of the Czech Republic (NERV) which served as an advisory body to the Czech govern-ment during the Czech Presidency of the Council of Europe in 2009. He contributed to the start of the retail sale of government bonds in the Czech Republic in 2010 and to the restitution of churches and religious societies in 2013. From 2010 to 2016 he was elected member of the Board of Directors of Mont Pelerin Society in Washing-ton, D.C.

In the second decade, he founded the Centre for Economic and Market Analysis
(CETA) in Prague which has been dealing with macro-, sectoral as well as with mi-croanalyses for international customers incl. international public institutions like
the European Commission. He also continued with his business involvement. He be-came a member of the Supervisory Board of Akenerji, PLC in Istanbul and a mem-ber of the Supervisory board of Expobank, a.s. in Prague. In both companies he served in the Risk Assessment Committee and in the Audit Committee.

Since 2022, he is the President of Anglo – American University in Prague, an institu-tion of higher education endowed with Czech as well as American (WSCUC) accredi-tations and continues to be a member of the Scientific Board of Institut de Re-cherches Economiques et Fiscales (IREF) in Paris.

Dalibor Kolář

Senior Advisor to the Fund

Dalibor started his business career in London after successful university graduation, he earned MSc. degree with a specialization in Investment Banking and International Trade at the Czech University of Life Sciences in Prague. Right after graduation, he spent a year in Australia enjoying travelling and life.

In 2008 he joined the team of Roger Carlsson – a Swedish billionaire, investor and philanthropist. Dalibor had worked closely with Roger and Najam in their hedge fund and proprietary trading platform with a focus on futures trading, commodities, currencies, fixed income, stocks etc. Roger´s team with a combination of energy and demand of the City of London was a steep learning curve for a fresh graduate.

In 2010 after moving most of the UK based activities and Roger to Singapore, Dalibor joined AXA Investment Managers, in particular their Fund of Hedge Funds department. Following the further transformation of AXA IM post credit crunch, Dalibor had been overseeing the COO Office of Multi Asset Client Solutions covering various duties such as fund valuation, asset pricing, trade processing, hedging, treasury, reporting, client relationships, etc.

In 2015 he moved back to the Czech Republic and joined APS, a leading non-performing loan investor and manager. Utilizing his London experience he established the Fund Management Department and robust investment platform. After that, Dalibor has become responsible for client relationships and fundraising, and he also helped APS to acquire private and institutional investors such as EBRD, IFC (a part of World Bank), or the UK and US-based large investors such as Balbec Capital, Anacap Financial Partners, Deutsche Bank, Attestor Capital, Razor Capital etc. The investment division had exponentially grown over a few years to a total AUM close to EUR 1 billion. Additionally, he has executed a position of the vice-chairman of the board of self-governed credit fund (The Loan Management Investiční Fond), with equity invested close to EUR 100 million in NPL opportunities across the CEE and SEE region.

For the past 24 months, Dalibor devoted himself to designing and launching the Opportunity Real Estate Fund with Mr Mišković and Mr Goldshtein at Karlin Port Real Estate, targeting high net worth and ultra-high net worth qualified investors. Opportunity Fund investors participate in a diversified portfolio of extraordinary real estate development opportunities with a focus on the real estate market in Prague and the Czech Republic, while enjoying the attractive return. Dalibor’s role within the company is the Executive Fund Director. He is responsible for the Opportunity Real Estate Fund, fundraising and relations with the investors.
